Change of Occupancy from S-1 to B-Occupancy under Section 3103 of the 2021 IBC, this space will be used as temp wine bar for less than 180-days per year. We will utilize existing staff restroom in coffee shop, and the Public will use existing restrooms outside the wine bar that are shown on the site plan. Our occupant load between the wine bar and existing coffee shop areas will not exceed 49 occupants counting staff and public. We will be installing infrared electric heating system in the ceiling, this will be powered by 100% renewable energy from YVEA, see attached utility bill shown Green Choice Program added. At this time we will only run the electric heat during events, it will not be heated when the wine bar is not in use.

TCO Conditiions of Approval: 1. TCO will Expire on 12/31/2024 and at that time this Permit shall than be Closed out by Building Department Staff. The Wine Bar will not be allowed to continue operations once the TCO expires, unless we recieve and approve a full permenant permit for a permenant change of occupancy and use for the Wine Bar. 2. Maximum Occupant Load of the Coffee Shop and Wine Bar combined is not allowed to exceed 49 occupants total under this TCO. 3. The Wine Bar is only to be used on Friday and Saturday Evenings, the Electric Infrared Heat is only allowed to operated when the Wine Bar is in use and shall be turned off at all other times. 4. TCO approved under Section 3103 of the IBC as Temporay Use Space within this Historic Existing Building, West Routt Fire will develop a Fire Safety Plan for the owners and tennant.
