The Architectural plans submitted are incomplete. A full set of Architectural plans must include (but are not limited to) the following information: a. Code Analysis- please note we are currently using the following: 2021 IRC, 2021 IECC, 2021 IWUIC, 2023 Colorado Solar/Electric Ready and 2023 NEC. b. Energy Code compliance information and details (this should include U-Values, fenestration information, Whole house ventilation system, etc) c. Location and plan to meet the requirements of Appendix F- Radon Control Methods. d. Information noted regarding required smoke detectors/Carbon monoxide alarms. Please add the following to the plans for the State of Colorado Model Electric and Solar Ready Code. Approved plans shall include construction details of the following items: 1. The location and size of the solar-ready zone per 104.2.1 Solar Ready. 2. Electrical capacity and reserved physical space for circuit breakers in the main electrical service panel that are properly labeled. 3. EV power transfer infrastructure requirements per 104.2.2 Electric Vehicle Ready. 4. Electrical equipment associated with each parking space type, including branch circuits, conduit or raceway, junction boxes, receptacle, and EVSE are properly labeled and installed. 5. While the Building Department would allow a deferred submittal on the Stamped Electrical Engineers Plans, see the Routt County Regional Building Department Policy requirements for dwellings that will have a 400 AMP Service or Larger (if applicable). Section 504.2.1 Roof Valleys. Where provided, valley flashings in both residential and commercial buildings for new construction, additions, alterations, repairs, or replacements under permit shall be not less than 0.019 inch (0.48 mm) (No. 26 galvanized sheet gage) corrosion-resistant metal installed over a minimum 36-inch-wide (914 mm) underlayment consisting of one layer of 72-pound (32.4 kg) mineral-surfaced, nonperforated cap sheet complying with ASTM D3909 running the full length of the valley. Section 504.3 Protection of Eaves and Soffits, is hereby amended to read as follows: Eaves and Soffits on commercial and residential new construction buildings only shall be protected on the exposed underside by one of the following items. 1. ¾” solid wood or thicker 2. Ignition resistant material in accordance with Section 503.2 of this chapter 3. Non-Combustible Materials 4. FRWT products. 5. Plywood ¾” or thicker treated with an intumescent product providing a 30-minute rating Section 504.4 Gutters and Downspouts. Gutters and Downspouts in both residential and commercial buildings for new construction, additions, alterations, repairs, or replacements shall be constructed of noncombustible material. Section 504.10 Vents, is hereby amended to read as follows: Vents installed in both residential and commercial buildings for new construction or additions shall be installed in accordance with the items listed below. 1. Foundation wall, vertical exterior wall, or roof vents shall not exceed 144 square inches each, such vents shall be covered with non-combustible corrosion resistant mesh with openings not to exceed ¼”, or shall be designed and approved to prevent flame or ember penetration into the structure. 2. Single Soffit Vents shall not exceed 144 square inches each, such vents shall be covered with non-combustible corrosion resistant mesh with openings not to exceed ¼”, or shall be designed and approved to prevent flame or ember penetration into the structure. 3. Continuous Soffit Vents shall not exceed 2 ½” in width and shall be covered with non-combustible corrosion resistant mesh with openings not to exceed ¼”, or shall be designed and approved to prevent flame or ember penetration into the structure. Please resubmit a complete set of Architectural drawings.
